Why buy a condo in Hua Hin?

If you move to Thailand and buy something to put in the famous beach resort of Hua Hin, be sure to read before making a hasty decision. Many brokers and developers who sell to entice you with "cheap" to earth, but with the activity for several years, my recommendation is if you go for a return to investment at a specific time, for a condominium. Why do you ask?

First, over 90% of the projects I have heard about the meeting, certainType of building problems somewhere along the line of standard tools of construction is too low, workers need more training, the builder is late in delivering the promised results, only 1 month warranty for the building, and much more yet.

But before I start my opinion, of course, biased, have a look at the advantages and disadvantages of purchasing a condo vs. house.

House:

Pro

- Larger Living Area

- Private garden

- Pets Allowed

- Easy, Restructuring

Cons:

- More than remoteLocation

- Can be less generous

- Difficulties of transport

- Slow Re-Sale

Property:

Pro

Be - perhaps most centrally located

- Can the wider area and with children

- Increased security

- Easier Re-sale

Cons:

- No private land or garden

- No private car port

- Perhaps the strongest

- Effective small living space

- Pets

- Restrictions in Renovations

The greatest obstacle toMany foreign buyers is the language barrier. If you buy a house, you are by yourself, if you have a Thai wife or girlfriend can do some translations for you, and even then it can be seen as an obstacle. Most condo buildings, office staff speak English and appropriate assistance to tenants, owners and guests.

If you plan to buy a house and live in Thailand, only a part of the year, you must set up to find your property managementGarden, swimming pool, paying bills, cleaning and possibly rent. This is a higher cost than maintenance of a condominium.

If you want a fast return on investment, I would say that the condominium property is a better choice, because it's easier to rent due to the better location, facilities, safety and maintenance in-house.

Finally, and above all, the main reason why I advise foreigners to purchase a condominium apartment in Hua Hin, is simply that a foreigner can not own land legally. Basically, you canonly lease the land on which is your home for 30 years with an option to renew the contract for another 30 years to build. I do not know how about you, but if you spend a few million baht on a property, I want to be mine for much longer than 60 years!
