Moon Bangkok (Moon Handbooks)


Moon guides pride themselves on not providing run-of-the-mill travel advice/overviews. The Moon Bangkok guide is no exception. Let me preface this review with my preference for Rough Guides over Lonely Planet. In brief, if you like Rick Steves and Lonely Planet then Moon guides might not be for you. I am indifferent toward frommers.

I've been to Bangkok and will return again in 2010. The Bangkok Moon guide provides great details and is written in a clear and concise style. Of the 6 guidebooks I own for Bangkok and Thailand this one ranks near the top. There is information on smaller parks, markets, and off-the-tourist-beat restaurants and day trips. This book is designed to be read, almost cover to cover, before planning your trip. As such it is extremely useful. The background section provides a concise overview of history, peoples, culture, etc. The travel advice ("Essentials") section is extensive and provides a starting point especially for anyone planning their maiden trip to Bangkok.

The author is not shy to tell you her own opinions and she does not hold punches. I've been to some of the places she is not fond of and I do not agree with her on some of these. But then, the aesthetic is not universal.

The guide has a few color photos, okay maps, and a cursory Thai phrase list. If you want more photos the DK eyewitness guides are a good place to start. If you want an introduction to more off beat parts of the city check out John Ross' book "Beyond the Grand Palace."

In short, the Moon guide for Bangkok is a winner and one of the two guidebooks I am taking on my next trip to Thailand.

We used this book on our travels to the coast of THailand and stayed at Koi Samui. I wished that the book had revealed more about Koi Samui and hope that future editions would add more than two pages of coverage. Regardless, DK always is first rate in pictures and explaining the life of Thailand which is a beautiful country. After visiting Thailand for a wedding, the coastline of Thailand has become a top destination for weddings and reception. It's no wonder since the waters are spectacular clear, shallow, and peaceful. I had a wonderful time which I highly recommend going. I highly recommend Bangkok Airways which has great first rate service. The people of Thailand were just wonderful whether at the resort and spas or just in general. It's like paradise on earth in Thailand.

I have just finished reading the book ;spending almost 10 hours with a few breaks in between, I actually have to tear myself from the computer screen (I got the e-book version) just to get some rest. It is simply the best non-fiction book I have read in a long time! Reading this book is like watching a TV drama of epic proportions unravelling before you. The Hardings should consider making this into a TV series! The writing style is easy to read and full of vivid details, I find myself fully immersed in the whole human drama that our heroine is experiencing. You just want to read chapter after chapter to discover what happened to the cast of characters and to add to the fact that this actually happened in Singapore is nothing short of mind boggling! This book is a required read for all Singaporeans! As a Singaporean reading it, I felt outraged, entertained and most of all enlightened!

Getting a Permanent Residence Permit in Thailand

The various advantages of holding a Thai PR can perhaps explain the increasing volume of PR applications being received by the immigration office every year. Though the requirements and processes involved are never definite and clear, most resident expats in the Land of Smiles are willing to gamble their money, time and effort to secure a permanent residence status in Thailand.

Among the merits of holding a permanent resident status in Thailand are as follows:

1. A PR holder can live permanently in Thailand which means he/she doesn't have to go through the usual immigration red tape.

2. A Thai permanent resident is entitled to an alien registration book which is equivalent to the National ID card held by Thai citizens. Apart from this, he will be issued a permanent residence book.

3. A permanent resident can be included in the Tabien Baan aka house registration document.

4. A PR holder can obtain a work permit easier than a non-resident. This implies that he/she still have to obtain a work permit if he/she intends on working in Thailand.

On top of the advantages outlined above, a permanent resident can also enjoy a lot of privileges that go with his permanent status. These include the following:

1. Ability to finance a condo purchase with funds earned in Thailand as opposed to the required use of off shore funds.

2. Being able to apply for naturalization in accordance with the law concerned;

3. Your children who are born in Thailand can be granted a Thai nationality.

4. Become a director of a public company although it's majority Thai owned.

5. Non-Thai family members can also apply for extension of stay and permanent residence.

Hua Hin Property Rentals

If you are not looking to rent a house in Hua Hin, Thailand, then you will either be renting an apartment or condo. So what is the difference? Well, an apartment is a building owned by a single entity and only for rent, as opposed to a condominium which consists on many units that may be for sale or rent, by different owners.

I find that Hua Hin apartments units also tend to be larger and more spacious than condo units, simply because condominiums are sold for a profit, thus it is only natural that the developer tries to squeeze as many units into one building. I suppose this is the case anywhere on the world and condo units can only get smaller with the rising construction costs.

However, there is a utility surcharge for all Hua Hin apartments that can be quite significant when you total that all up at the end of each month. Electricity charges direct from the M.E.A. is 3.75 baht per unit and apartments tend to charge between 4 - 7 baht per unit depending on the grade of the apartment and the facilities it offers. Apartments usually charge a flat rate for water, around 1000 baht per month which is about a 100% mark up from the actual rate.

For apartments, all repair and maintenance costs are included in the rent, however with condos, depending on your landlord, most private contracts stipulate that the tenant is responsible for day to day, minor repairs not exceeding 2000 baht each time.

The other thing many tenants are concerned about is getting high speed internet connected at home. ADSL in Thailand comes through the telephone line. There, if you have a line connected at home, you can pretty much get online. However, if your rental unit is an older property, chances are your phone lines will be in analog which makes getting ADSL impossible. The only way around that would be install a new, digital line yourself which is a pretty painless process and takes a week or so to be installed.

Almost all rental properties come internet ready - meaning there is a phone line installed. Meaning, there is a digital phone line installed where you can easily apply for an ADSL account with any local ISP. For some reason, majority of landlords prefer the internet connection to be made in the tenant's name which is easily done. Internet charges are rarely included in the rent unless indicated specifically on our website or during final negotiations.

The same applies for long-stay apartments. Internet line is connected when you move in and disconnected when you move out, until someone else takes over the unit. However, serviced apartments are a difference case. Since they operate like hotels, wireless internet is usually readily available when you check in and included in the rental rates.

Why buy a condo in Hua Hin?

If you move to Thailand and buy something to put in the famous beach resort of Hua Hin, be sure to read before making a hasty decision. Many brokers and developers who sell to entice you with "cheap" to earth, but with the activity for several years, my recommendation is if you go for a return to investment at a specific time, for a condominium. Why do you ask?

First, over 90% of the projects I have heard about the meeting, certainType of building problems somewhere along the line of standard tools of construction is too low, workers need more training, the builder is late in delivering the promised results, only 1 month warranty for the building, and much more yet.

But before I start my opinion, of course, biased, have a look at the advantages and disadvantages of purchasing a condo vs. house.

The greatest obstacle toMany foreign buyers is the language barrier. If you buy a house, you are by yourself, if you have a Thai wife or girlfriend can do some translations for you, and even then it can be seen as an obstacle. Most condo buildings, office staff speak English and appropriate assistance to tenants, owners and guests.

If you plan to buy a house and live in Thailand, only a part of the year, you must set up to find your property managementGarden, swimming pool, paying bills, cleaning and possibly rent. This is a higher cost than maintenance of a condominium.

If you want a fast return on investment, I would say that the condominium property is a better choice, because it's easier to rent due to the better location, facilities, safety and maintenance in-house.

Finally, and above all, the main reason why I advise foreigners to purchase a condominium apartment in Hua Hin, is simply that a foreigner can not own land legally. Basically, you canonly lease the land on which is your home for 30 years with an option to renew the contract for another 30 years to build. I do not know how about you, but if you spend a few million baht on a property, I want to be mine for much longer than 60 years!
