The French Riviera is Also a Favorite Place
'Nobody was in Antibes that summer ...except me, Zelda, the Valentinos, the Murphys, Mistinguet, Rex Ingram, Dos Passos, Alice Terry, the MacLeishes, Charlie Brackett, Mause Kahn, Lester Murphy, Marguerite Namara, E. Oppenheimer, Mannes the violinist, Floyd Dell, Max and Crystal Eastman ...'. Although F. Scott Fitzgerald wrote that in 1926, it still holds true today. Everybody comes to the French Riviera. And it's not difficult to see why. The French Riviera -- the very name conjures up visions of movie starlets stepping out of sports Mercedes, of shapely young women tanning topless on the beach, of elegant couples in dinner suits and evening gowns dining at small, stylish bistros, of multi-million-dollar mega yachts tied up at glamorous marinas, and of holidaying crowds wandering along the Promenade des Anglais, the famous waterfront street of Nice. And all these images would be correct, for the Riviera can be all things to all people -- a dream destination. Nice is the undisputed capital of the Cote d'Azur. Home to over three hundred and fifty thousand inhabitants and its own University, it is not only a year-round holiday destination but also a thriving commercial city.
Situated at a convenient junction along the French Riviera it is an excellent base for exploring the rest of this region including Monaco, St Tropez and Cannes. Nice hosts the world famous Nice Carnival in February as well as the King Carnival just before lent, which has been likened to New Orleans's Mardi Gras. When in Nice be sure to stroll slowly along the Promenade des Anglais. This must be the world's best place for people-watching. For glamour rating, St Tropez is as high as it gets. It's where ordinary people can rub shoulders with the A-list stars that come every summer to dangle off yachts and quaff Champagne. By the beginning of July, St-Tropez's tiny streets are packed with Ferraris, its harbor rammed with super-yachts. Everyone from Bill Clinton to the Beckhams comes on a regular basis, while Brigitte Bardot and Joan Collins both have houses here. Cannes has an international reputation for glamour - pictures and movie clips of its croisette, its film stars and its grand hotels instantly conjure up an image of style and sophistication. In May the Film Festival takes over.
The city is awash with film billboards, big cars, starlets posing without restraint for the paparazzi, private beach parties, balcony parties, private viewing parties (mostly films), more parties, and thousands of movie fans swarming the beaches and streets to catch a glimpse of the stars. Immortalized in F Scott Fitzgerald's 'Tender is the Night', the Cap d'Antibes is a long-time favorite of the great and the glamorous. Coco Chanel sunbathed here (at Plage de Paloma) and the rich and famous own houses on the peninsula. The Hotel Du Cap is the centre of it all. If possible, avoid the French Riviera in July and August, as it gets very crowded and very expensive, but for the rest of the year the Cote d'Azur is indeed the dream vacation.

Work permits are also issued by the immigration department and are typically issued on a year to year basis, although 3 year permits are also available and self employed individuals may apply for a 5 year work permit. Real Estate and Property in Thailand
Because of the exotic beauty and splendour of Thailand most of the tourists who come to visit temporarily end up living in this majestic and tropical country as expatriates.
Generally, under the Thai law, foreign ownership of land is strictly prohibited. Financially smart foreigners however, have found the process of purchasing condos in their own name and renting those units out for income generation to be a very attractive investment.
Thus, resourceful foreigners have directly gained full control over the property they acquired in the form of condominium units. Some expats will live in the Thai condo themselves while other owners choose to have a property management company handle the rental. Some Thailand condo developers will even offer this service to the new buyers.
Since foreigners are forbidden from acquiring real properties in Thailand, they have chosen to purchase the next best thing. Acquisition of condominium units have become the simplest and most trouble-free substitute for foreigners who want to own real property in the country.
Although foreign ownership of condominium units is allowed, acquisition thereof is limited to a maximum of forty-nine percent (49%) of the whole building.
Another method of indirectly acquiring real property in Thailand is through a long-term lease. Although the non-Thai is merely considered as a lessee in this case, he is converted into the virtual owner of the leased premises since the lease agreement may be drafted in such a way as to render the agreement binding for a very long time, the maximum period of which is for thirty (30) years.
Before the expiration of the contract of lease, if the latter changes his mind and decide to sell his rights to the leased premises, he may validly be allowed to do so as long as such an act is provided for under the contract of lease.
Another alternative approach to indirectly owning real estate is the purchase of land through a duly registered Thai company. Although purchase of land by an individual foreigner is prohibited, it isn't prohibited for the Thai company to own and to acquire Thailand real estate.

Frommer's Thailand with your Family (Frommers With Your Family Series)
Traveling with kids is not like traveling with normal human beings. Most guidebooks don't get this. Oh, they'll all include some "family friendly" ideas or attractions, but they seem to be written by people whose only exposure to kids has been from watching old episodes of the Brady Bunch: "Children will be charmed by the Louvre's extensive exhibition of paintings from the 16th century Flemish masters". Uh, right. Back here on planet earth, what MY little maniacs are interested in seeing is beaches, animals and ice cream - not necessarily in that order.
Which is why I liked "Thailand with your family". The author has children of his own, with whom he has actually traveled in Thailand, and is realistic about what you can and cannot do when vacationing as a family. In Bangkok, for example, he focuses on which wats are not only interesting for adults but are particularly kid-friendly (such as not being super-crowded, or also having cool stuff you can climb on). In Chiang Mai, he includes in his description of the city where to find the best public playground. In the resort areas, he highlights hotels with "kid clubs" and sometimes even resident elephants. For me, when I'm planning a trip with the whole crew, I appreciate these kinds of details.
There are a few minor issues with the book. It's pretty clearly a first edition, as I noticed a few typos and inconsistent spellings of place names. And it must have been written for the British market, because all prices are given in British pounds, and travel agencies or tour operators that are mentioned are all in the U.K. But as I said, these are minor quibbles.
All in all, I'm impressed with this book. I'd never come across them before, but it looks like Frommers has a whole series of "with your family" books. If this one is any indication, I'll be seeking out others for future trips.

Basic Steps in Applying For a K3 Marriage Visa in Thailand
Immigrating or travelling to the United States requires a particular visa depending on the needs of the applicant. For US Citizens married to a foreigner, A US K3 Marriage Visa can be applied. This type of visa is a non-immigrant visa to the United States composed of two packet submissions to the USCIS. The main purpose of which is faster unification of the family, as this type of visa takes 7-9 months processing as compared to the immigrant visa also known as the I-130 Petition for Alien Relative which takes at least a year processing.
It is however a given fact that acquiring a K-3 visa requires patience as steps have to be followed and taken. It is advised then that the right steps must be taken from the onset of the petition process to avoid future complications as the petition process progresses.
A better overview of the process is to take note that the K-3 Visa is composed of two packet submissions, the I-130 Petition for Alien Relative and the I-129F Petition for Alien Fiancé/Fiancée.
Below are helpful steps to follow when applying for a K3 Visa for a Thai Spouse:
1. The sponsoring spouse who is a US Citizen must file an immigrant petition, also known as Form I-130 Petition for Alien Relative for his/her Thai spouse. If the children of the Thai Spouse will also immigrate to the US, it is of best to be aware that a K-3 Visa has a derivative K-4 visa for the accompanying children of the foreign spouse. It is a must however that the names of the children are indicated in the forms to qualify for a K-4 visa.
2. The I-130 Petition for Alien Relative packet must be filed or submitted at the Chicago Lockbox. Petitions filed with the Chicago Lockbox will then be routed and adjudicated at the appropriate USCIS Service Centers depending on the petitioner/sponsoring spouse's place of residence in the United States. It is of great importance to note that filling of the I-130 Petition packet must be filed at the correct Chicago Lockbox, otherwise petition will be rejected.
3. Upon receipt of a formal USCIS receipt or equivalent proof of filing of an immigrant petition also known as the I-130 First Notice of Action or Notice of Receipt, a K-3 Visa petition or the I-129F packet should be filed and mailed to the Service Center where the underlying I-130 petition is currently pending. The address listed on the most recent receipt notice or transfer notice must be used in mailing. A copy of that stated notice must be enclosed with the I-129F packet. It has to be noted also when filling out the form I-129F that the travelling or following children must be for them to qualify for a K-4 Visa.
4. Once the USCIS approves the K-3 Visa petition, a Second Notice of Action also known as the Approval of Notice will be sent to the applicant, which states that the I-129F petition is approved and will be forwarded to the National Visa Center (NVC) for processing.
5. The NVC, upon completion of the processing will forward the petition to the US Embassy Bangkok. A Notice containing the BNK number will be sent to the applicant advising him/her that the petition is being forwarded to the US Embassy in Bangkok.
6. The US Embassy in Bangkok, upon receipt of the K-3 Visa petition will send the Packet 3 Instruction to the visa applicant. This instruction includes the requirements to comply in requesting for an interview appointment at the Consular Section of the US Embassy in Bangkok. The names of the accompanying children must be indicated in the forms, and together with the applicant must complete a medical examination at the designated hospital.
7. Once Packet 3 is completed, and submitted at the US Embassy, an appointment for interview will be conducted to the Thai spouse from which a series of questions will be asked. The highlight of which is to inquire on the validity of the marriage, and the sponsoring husband/wife's ability to support his/her Thai spouse and/or child/children, if any.
8. Once the Thai spouse is granted a K-3 Visa on the same day of the interview, he/she will be given an index card advising him/her to return after 3-5 days to pick up his/her passport with stamped US Visa. A sealed envelope will also be handed which must not be opened and must be handed to the immigration officer at the point of entry.
The US K3 visa is a multiple entry non-immigrant visa that allows the Thai spouse and his/her children to live in the U.S. for a valid period of two (2) years. The visa holder and the children holding a K-4 visa must adjust their status from the non-immigrant K3/K4 Visa to an immigrant visa through adjustment of status once they arrive in the U.S.
The K3 Visa Thailand application is apparently a stringent and long process. Engaging services of an International Law Firm with offices in Thailand and in the US that speaks Both English and Thai languages would be the best approach a petitioner or applicant can do.

Posthumous Divorce - Non-Existent - Protecting Your Property in a Divorce Proceeding
In light of recent lawsuits dealing with divorce after death, there arises a need to clarify whether or not such exists in this jurisdiction and why it has become an issue in the first place. Ultimately, I trust that this article will help those trying to obtain divorce decrees learn how they can protect themselves and their properties against the harsh effects of divorce and/or death.
To start with, there is no divorce after death. It is true that some American states have started reviewing and amending their legislative enactments to address the issue but since none like that has been done here yet, we stick to the word of the law.
Under Thai laws, death of one spouse puts an end to a divorce proceeding regardless of who filed the case. A divorce decree, on the other hand, puts an end to their marriage ties. When death intervenes pending the issuance of a divorce decree, there can never be a divorce to speak of. It's just one or the other.
Why then is there a growing concern for what has been dubbed as a "posthumous divorce"? Imagine a married couple whose marriage has turned sour for years and is now contemplating a divorce. A divorce proceeding can be heartbreaking and usually leads to unintended results. It is at this point when a spouse having separate properties should exert all efforts to prevent these properties from being inherited by the very person he or she is trying to break away from.
Intestacy laws could allow one spouse to inherit the entire estate of the other, regardless of source and sometimes, even regardless of property regime, say, in a case where there are no forced heirs or children.
How then, can one's property be safeguarded against death pending divorce proceedings? Here are some suggestions:
1. Write a Thai Will. A will or testament is a legal declaration by which a person, the testator, names one or more persons to manage his or her estate and provides for the transfer of his or her property at death.
Declarations in a will come alive after the testator's death. The testator gets to control his property even after death, assuming the will is valid in all its formal and substantial respect.
Family law expert Jonathan Wolfe, Chairman of the family law committee of the American Bar Association issued a word of warning to his divorce clients, "If you have a will, it has to be changed immediately. And if you don't have a will, you need to have one."
2. Sign a Thailand Prenuptial Agreement. A prenuptial agreement in Thailand is a contract entered into prior to marriage or civil union by the people intending to marry. The content of a Thai prenuptial agreement can vary widely, but commonly includes provisions for division of property and spousal support in the event of divorce or breakup of marriage.
Marriage is not just a special union between a man and a woman. It is a union of almost everything you have, including your finances. To ensure your financial well-being, especially if you are supporting children from a prior marriage or your soon-to-be wife or husband is not of the same financial stature as you are, you need to sign a pre-nuptial agreement. There can be various reasons for doing this and it usually kills the romance but in the event of marriage difficulties, you will discover how much it can actually save you from heartaches.
3. Keep a record of transactions made involving your separate properties. Separate properties may include those inherited before or during the marriage or those acquired prior to the marriage which does not form part of the conjugal properties.
In the event of death or separation of properties in a Thailand divorce proceeding, one may need to prove that a these separate properties are indeed such. Otherwise, it shall be divided according to the law, which more often than not is contrary to the owner's will.
For instance, one spouse inherits a house from his parents and they lived in that house in the course of their marriage. The other spouse paid for the maintenance of the house (taxes, repairs, etc.). In the course of the divorce proceeding, the non-heir spouse claims that he is a co-owner of the house, having lived there and spent for its maintenance which could be more than the very value of the house. There lies the problem. In case the heir-spouse dies, the non-heir spouse may entirely lose her right over the house, to the detriment of her other legal heirs (i.e. siblings). If transaction records are kept, the source of funds can be properly determined and the non-heir spouse will simply be reimbursed for his expenses for maintenance. Ownership will remain with legal heirs of the deceased spouse.
These are just some of your options. Which among the above-mentioned ways will adapt to one's need will depend mostly on the nature and number of properties involved, among other factors. One thing is for sure-it pays to plan for your future and it cannot be done in articulo mortis.

Thailand Marriage Visa - Long Term Stay in Thailand
Anyone who have gone through and felt the real atmosphere of the land of smiles would certainly fall in love of its sweetness. But before you give in, make sure you are ready to take the circumstances. Foreigners are required to acquire proper visas should they wish to stay in Thailand longer whether for business, work, retirement or marriage purposes. Literally, Thailand visa law is one of the most complicated laws you would ever encounter. Ranging from the visa fees, the process, requirements, up to the conditions and worst are the penalties if you violate a rule regardless if done unintentionally - ignorance is no excuse.
To qualify, first and apparently the most important requirement is being legally married to a Thai national. Second would be the financial requirement that can be satisfied in 2 ways: (a) Monthly income of 40,000 baht. This can be a shared income with your partner as long as the total meets the figure. Your partner must show his/her income tax documents to prove that he/she is earning the said amount. (b) Money in the bank of at least 400,000 baht deposited 2 months prior to the actual marriage visa application.

Thai visa application as the word implies generally refers to obtaining an entry permit from the Thai embassy or consulate abroad. Extensions are normally done at any immigration office across the kingdom. A 60-day tourist visa for example can be extended for one month at the at the immigration office for a fee of 1900 Baht.
Thai Visa Conversion refers to the switching from one visa type to another. Say a business to a retirement visa. There are certain travel documents that can be switched without the necessity to leave Thailand. If you have a competent visa agent then you may need to go out of the country anymore when switching the said travel document into another type.
Thai Visa renewal is another term you may need to wont yourself to especially if you are not a Thai PR holder in Thailand. Most long term entry permits are good for one year however they are subject to renewal with the proper requirements. A retirement visa for example is renewed for another year as long as you have the required funds. A marriage visa can be renewed as long as you are still married and you have the required funds. The good thing about this type of renewal is that it's simple and straightforward as long as you have the requirements.
Thai Visa Validity refers to the entire period the visa is valid. This is normally stamped in your passport when you enter to Thailand so you have to be wary with this date to avoid overstay fine later on. This should not be confused with the validity of the visa (or the grace period) prior to entering Thailand once the visa is obtained from the Thai embassy abroad. This is normally indicated with the phrase "ENTER BEFORE (DATE)" in the visa itself.

How to Renew a Passport at the Australian Embassy in Thailand
Australians who are in the Kingdom of Thailand upon the expiration of their passports should renew it personally at the Australian Embassy located along South Sathom Road in Bangkok.
Australian immigration rules prohibit renewal of passports by mail. Therefore the passport holder should go to the Australian Embassy in Thailand between 8:00 am and 4:30 pm, Mondays to Fridays and file an application for the renewal of their passports.
Processing time usually takes around ten (10) working days, depending on the sufficiency of the requirements submitted. If the applicant renewing the passport fails to submit one requirement, as in the case where the required parental consent was not submitted when an application for a child passport was filed, processing time will definitely be delayed.
An Australian passport is the single, most important piece of document which an Australian national can possess in Thailand. Thus, it is very essential for its holder to renew it on time before it ever expires, or before there are no more pages left.
The applicant must use the Australian Passport Renewal Application Form if he or she is an Australian adult citizen who is eighteen (18) years of age or over, and the passport possesses all these characteristics mentioned below:
That the passport is either unexpired or expired for a period of less than twenty-four (24) months
That the passport must have been issued with at least a two-year validity period
That the applicant's present personal details are still the same as the personal details indicated in the old passport
The passport to be presented in the interview must be the same type of passport being applied for
If an applicant answers no to any of the circumstance listed above, he will need to complete a different form referred to as the "Full Passport Application Form."
Should there be a necessity for the issuance of a passport for immediate travel, the applicant may request for the issuance of an emergency passport for urgent travel. Although the applicant for an emergency passport is exempt from paying the required application, he shall however, be compelled to pay the priority processing fee.
